The Real Risks of Skipping Chimney Maintenance
Most Dallas homeowners do not skip chimney care on purpose. The fireplace gets used a few times a winter, it seems fine, and the yearly check slides to next year. Then the year after.
The trouble is that chimney problems rarely show from the living room. The damage happens inside the flue, on the roof, and behind the brick. Below are the five problems we see most when a chimney has gone several years without regular chimney maintenance, and what each one actually does to a house.
Risk 1: Creosote Builds Up and Catches Fire
Every wood fire leaves creosote on the flue walls. It starts as dry, flaky soot. Over time and with cool, smoky fires, it turns sticky and then hard and glossy. That glazed stage is the hardest to remove and burns the hottest.
A chimney fire is not always loud. Some roar and shake the house. Others burn slowly with little warning and crack the flue tiles without anyone noticing. Either kind can let heat reach the wood framing around the chimney.
The U.S. Fire Administration lists heating as the second leading cause of home fires in 2021. It estimates 32,200 home heating fires that year, with 190 deaths and $442 million in property loss. Risk 2: Carbon Monoxide From a Blocked Flue
Carbon monoxide has no color and no smell. A chimney that is blocked by a nest, leaves or a fallen flue tile cannot carry smoke and gases out. Some of that air comes back into the house instead.
According to the U.S. Fire Administration, citing the Consumer Product Safety Commission, more than 150 people in the United States die every year from accidental carbon monoxide poisoning not related to fires. USFA advises CO alarms outside each sleeping area and on every level of the home.
This risk applies to gas fireplaces too. Gas logs are very common in Dallas homes, and their vents still need a yearly look.
Risk 3: Water Damage From Cracked Crowns and Flashing
Water is the slow problem. Dallas spring storms bring hail and hard, sideways rain. A hailstone can crack a concrete crown, and wind can bend a cap or pull flashing away from the roof.
Once water gets in, it soaks the brick, rusts the damper, and breaks down the mortar from the inside. In older brick homes in Lakewood and Lake Highlands, we often find spalling brick and crumbling joints that started with one small crack in the crown. In newer homes with wood-framed chases, water can rot the framing around a metal chimney.
Signs of water damage you might see from inside:
- Stains on the ceiling or wall next to the fireplace
- A musty smell, worse after rain
- Rust flakes or water in the firebox
- White, chalky residue on the brick (efflorescence)

Risk 4: Animals Moving Into the Chimney
An uncapped chimney looks like a hollow tree to a squirrel, raccoon or bird. Nests block the flue, and animals that die inside cause strong odors.
Chimney swifts need special care. They are protected under the federal Migratory Bird Treaty Act, so their nests cannot be removed while they are active, usually May through September in Dallas. What Regular Maintenance Looks Like
Maintenance does not have to be complicated. For most Dallas homes it is:
- A yearly Level 1 inspection, as NFPA 211 recommends
- A sweep when soot or creosote reaches about 1/8 inch
- A cap on every flue
- Quick repairs to the crown and flashing after hail season
