What Chimney Maintenance in Dallas Covers

A chimney is a system of parts that wear out at different speeds. The flue collects creosote. The cap rusts or blows loose. The crown cracks. The flashing pulls away from the roof. Chimney maintenance is one yearly visit that checks all of it.

Our maintenance visit is the same every year:

  1. Sweep the flue. Firebox, damper, smoke shelf, smoke chamber and flue, with drop cloths and a HEPA vacuum.
  2. Level 1 inspection. The parts you can reach: firebox, damper, flue, cap and crown, following NFPA 211.
  3. Camera check. A camera up the flue to spot cracked tiles, gaps and blockages.
  4. Roof check. Cap, crown, flashing and brick, where Dallas storms do the most damage.
  5. Photo report. Before and after pictures, plus a written price for anything that needs work. No upselling.

A Yearly Chimney Maintenance Calendar for Dallas

Dallas weather is hard on chimneys in its own way. We do not get the long freeze-thaw winters of the North, but we do get hail, wind, summer heat and heavy spring rain.

Season What happens in Dallas What to check
Spring (March to May) Hail, high wind, heavy rain Cap, crown and flashing after storms
Summer (June to August) 100°F heat, humidity, chimney swifts nesting Odors, damper seal, nests (leave swifts alone until they go)
Late summer to fall Swifts leave, first cold fronts Sweep, inspection, dryer vent, alarms
Winter (December to February) Most fireplace use, occasional freezes Watch for smoke, smells and black flakes

Chimney swifts are protected by federal law, so if they are nesting we wait until they leave, usually by the end of September. That makes early fall the natural time to book.

Chimney Cap Installation

A missing or damaged cap is the most common problem we find on Dallas roofs. Without one, rain runs straight down the flue, and squirrels, raccoons and birds move in. A stainless steel cap also stops sparks from landing on the roof. If yours is rusted, bent or gone, we can fit a new one. Learn more about chimney cap installation.

Chimney Crown Repair

The crown is the concrete or mortar slab on top of a masonry chimney. Hail and Texas heat crack it over time, and water then soaks into the brick below. Small cracks can be sealed. Wide cracks or a crumbling crown need a rebuild. We check the crown on every maintenance visit and explain chimney crown repair if we find damage.

Chimney Waterproofing

Brick soaks up water like a sponge. After repairs are done, a breathable water repellent helps keep rain out of the masonry while letting moisture escape. It is often the last step after crown or mortar work. See our chimney waterproofing page for how it works.

Signs Your Chimney Is Overdue for Maintenance

  • More than a year since the last sweep and inspection
  • Water stains on the ceiling or wall near the fireplace
  • Rust on the damper, firebox or cap
  • Cracked or crumbling mortar between the bricks
  • A campfire smell on hot, humid days
  • Scratching, chirping or nesting sounds in the chimney

What You Can Do Between Visits

A yearly visit handles the chimney itself. A few simple habits help it stay in good shape until the next one:

  • Burn dry, seasoned wood. Wet wood makes more smoke and more creosote.
  • Close the damper when the fireplace is off. That keeps summer heat and AC air from moving through the chimney.
  • Look up after big storms. From the yard, check that the cap is still on and straight.
  • Watch the ceiling near the chimney. A new water stain after rain means water is getting in somewhere.
  • Test your smoke and CO alarms monthly. It takes a minute and is the cheapest safety step in the house.
  • Keep the gutters clear. Clogged gutters near the chimney push water against the roof and flashing. Our gutter cleaning starts at $149 for a one-story home.

Why Yearly Maintenance Saves Money

Most big chimney repairs start small. A hairline crack in the crown lets water in. The water wears away mortar and rusts the damper. A few seasons later it is a leak, loose brick and a much larger repair bill. A yearly check costs far less than waiting. The Chimney Safety Institute of America and NFPA 211 both recommend a yearly inspection for this reason.

Questions

Chimney Maintenance FAQs

What does chimney maintenance include?

Our yearly maintenance visit includes a sweep of one flue, a Level 1 safety inspection, a camera check of the flue, a roof check of the cap, crown and flashing, and a before-and-after photo report. Anything that needs repair gets a written price.

How often should a chimney be maintained?

Once a year. NFPA 211, the national fire code for chimneys, calls for a yearly inspection, and the chimney should be swept when there is about 1/8 inch of soot or creosote. For most Dallas homes, one visit in late summer or fall covers it.

What is the Winter Safety Package?

It is $149 (regular $318) and includes a basic chimney sweep of one flue, a basic Level 1 safety inspection, basic dryer vent cleaning, and a smoke and carbon monoxide alarm test. The package ends February 28, 2027.

When should I schedule chimney maintenance in Dallas?

Late summer and early fall work well, after the chimney swift season ends and before the first cold front. Fall and the weeks before holidays book up fastest, so earlier is easier to schedule.

Do I need chimney maintenance if I rarely use my fireplace?

Yes. A fireplace that sits unused can still have nests, leaves, water damage from storms or a cracked crown. A yearly check catches those before you light the first fire.

Do gas fireplaces need yearly maintenance?

Yes. Gas fireplaces need the flue, vent, burner, pilot and logs checked each year. Nests and debris can block a gas flue, and a blocked flue can push carbon monoxide into the house.

Can I add gutter cleaning to my chimney maintenance visit?

Yes. Gutter cleaning starts at $149 for a one-story home, and doing it on the same visit saves you a second appointment. Dryer vent cleaning is $89 on its own, or included in the Winter Safety Package.

Are there discounts on chimney maintenance?

Veterans, first responders and seniors 65 and older get 10% off. It is one discount per job, and it cannot be combined with the $99 sweep special or the Winter Safety Package.

We had a great experience with this chimney service from start to finish. They were professional, on time, and explained everything clearly before beginning the work. The technician was knowledgeable, thorough, and left the area clean when the job was finished. It’s hard to find honest and reliable service these days, and they definitely exceeded expectations. Highly recommend for anyone needing chimney inspection, cleaning, or repairs.
