What Chimney Crown Repair in Dallas Fixes
The chimney crown is the slab that covers the top of a masonry chimney, around the flue tile. Its only job is to shed water. Rain hits the crown, runs off the edge and drips clear of the brick.
When the crown cracks, water goes into the chimney instead. It soaks the brick, wears out the mortar, rusts the damper and stains the ceiling. A small crack today can turn into loose bricks and a much larger repair in a few years.
Chimney Crown vs. Mortar Wash
Many Dallas chimneys do not have a true crown. They have a mortar wash, a thin layer of mortar troweled on top of the brick. It looks like a crown from the ground, but it does not work like one.
| Feature | True chimney crown | Mortar wash |
|---|---|---|
| Material | Cast concrete, often reinforced | Regular brick mortar |
| Thickness | About 2 to 4 inches or more | Often under 2 inches, thin at the edges |
| Overhang | Sticks out past the brick | Flush with the brick |
| Drip edge | Cut groove underneath so water falls clear | None, water runs down the brick |
| Flue joint | Flexible bond break around the flue tile | Packed tight against the tile |
| Typical life | Decades | A few years before cracking |
The Chimney Safety Institute of America points to the crown as one of the main places water gets into a chimney. If yours is a mortar wash, sealing it is a short-term fix. Replacing it with a real crown is the long-term one.
Why Dallas Crowns Crack
Freeze-thaw damage is rare here. Our crowns crack for other reasons:
- Heat cycles. A dark roof in a Dallas August gets far hotter than the air, then cools at night. Concrete grows and shrinks every day.
- Hail. Spring storms chip edges and open new cracks.
- No bond break. When the crown is packed tight to the flue tile, the tile and crown move at different rates and crack each other.
- Foundation movement. Expansive clay soil shifts the house, and the chimney moves with it.
Signs your chimney crown needs repair:
- Cracks you can see from the ground or in roof photos
- Pieces of concrete on the roof or in the gutter
- Water stains on the ceiling or wall near the chimney
- Rust on the damper or water in the firebox after rain
- White salt stains (efflorescence) on the upper brick
Crown Crack Sealing and Crown Coating
For a crown that is still solid, we clean it, fill the cracks with a crack filler made for masonry, then brush on a flexible crown sealer over the whole surface. The coating stretches as the crown moves in the heat, so it keeps sealing where plain mortar patches would crack again. We also check the joint around the flue tile and add a flexible seal there.
This is the fastest and least expensive crown repair. It works well on hairline cracks and on crowns that are aging but still in one piece.
You can often spot crown trouble without climbing on the roof. Use binoculars from the yard or zoom in with a phone camera after a rain. Dark streaks running down the top of the brick, a crown edge that sits flush with the brick, or chunks of gray concrete in the gutter all point to a crown that needs a closer look. Please leave the roof work to us. A two-story roof with a wet crown is not a safe place to stand.
Chimney Crown Rebuild
When the crown is broken, crumbling or is only a mortar wash, we remove it and form a new one. A new crown from us is built to shed water the right way:
- Remove the old crown down to sound brick.
- Build the form so the new crown overhangs the brick on every side.
- Add a drip edge under the overhang, so water drips off instead of running back onto the brick.
- Set a bond break around the flue tile so the crown and tile can move without cracking.
- Pour, slope and finish the concrete so water runs away from the flue.
- Seal it once it cures.
If the top courses of brick are loose, we reset them first. Bigger damage may call for a partial chimney rebuild.
Chimney Cap Installation
A crown sheds water off the masonry, but rain still falls straight into an open flue. A stainless chimney cap installed over the flue blocks rain, keeps out squirrels and birds, and stops sparks. We often add one when we repair the crown, since we are already on the roof.
Chimney Leak Repair From Crown Damage
The crown is the first thing we check when a homeowner calls about a leak, but it is not the only source. Flashing, the cap and the brick can leak too. If the crown is sound and you still see water, see our chimney leak repair page. Once the crown is fixed, a breathable chimney waterproofing treatment on the brick can help keep the rest of the chimney dry.
