What Changes the Price of a Chimney Sweep

Most sweeps cost the listed price. These are the things that can add to it, and we tell you about each one before we start:

  • Extra flues. The $99 price is for one flue. A second fireplace, or a furnace or water heater flue in the same chimney, is priced on its own.
  • Glazed creosote. Shiny, hard Stage 3 creosote does not brush off. It needs rotary tools or a chemical treatment, and sometimes a second visit. That is our chimney cleaning service.
  • Roof height and pitch. Two-story homes and steep roofs take more time and safety gear.
  • Nests and animals. Removing a nest or animal takes extra time. Chimney swifts are protected by federal law, so if they are nesting (usually May to September in Dallas) we wait until they leave.
  • Level 2 inspection. If we see signs of hidden damage, or you are buying or selling a home, a Level 2 inspection adds a full video scan. It is priced before we start.
  • Fireplace type. Wood stoves, inserts and factory-built units each need different tools.

Chimney Inspection Cost

A Level 1 inspection is included with every $99 sweep. That covers the parts you can reach: firebox, damper, flue, cap and crown. NFPA 211, the national fire code for chimneys, calls for this kind of check every year.

A Level 2 chimney inspection is needed when you buy or sell a home, after a chimney fire or a big storm, or when you change fuel or add an insert. It adds a full video scan of the flue. We price it before we start. For reference, a Bob Vila chimney sweep cost guide lists a national range of $150 to $1,000 for a Level 2 inspection with cleaning, and $130 to $380 for a standard sweep. Chimney Repair Cost in Dallas

We give a free written estimate for every repair, with photos of the problem. We do not publish repair prices because every chimney is different. To help you plan, here are typical national ranges from the Bob Vila chimney repair cost guide (updated October 2023). They are not our prices.

Repair Typical national range
General chimney repair $160 to $750
Chimney leak repair $150 to $500
Flashing repair $200 to $300
Chimney cap repair $300 to $600
Chimney crown repair $750 to $1,000
Tuckpointing $700 to $2,200
Chimney liner replacement $1,200 to $4,600
Chimney rebuild $500 to $4,000

In Dallas, the most common repairs we see come from spring hail and wind: cracked crowns, loose or missing caps and lifted flashing. Older brick chimneys in Lakewood, Lake Highlands and the M Streets also tend to need mortar work. See our chimney repair page for what each job involves.

How to Avoid the $49 Chimney Sweep Bait-and-Switch

Every fall, ads offer chimney sweeps for $49 or less. Some are honest. Many are a way to get a crew in your house, then tell you the chimney is unsafe and needs thousands of dollars of work today.

Ways to protect yourself:

  1. Ask what the price includes. A real sweep includes the flue, not just a vacuum of the firebox.
  2. Ask for photos. Any problem should be shown to you in a photo or on camera.
  3. Get the repair price in writing. Never agree to big work on the spot.
  4. Get a second opinion. A cracked flue tile or a bad crown will still be there next week.
  5. Check reviews and insurance. Look for a real local address and recent reviews.

Questions

Chimney Sweep Cost in Dallas FAQs

How much does a chimney sweep cost in Dallas?

Our chimney sweep with a Level 1 inspection is $99 for one flue (regular $229). Most Dallas companies charge $199 to $249 for a standard sweep. Extra flues, glazed creosote, tall chimneys and nest removal cost more, and we price those before we start.

How much should I pay to have my chimney swept?

For a standard sweep of one flue, expect $199 to $249 in Dallas at regular prices. A Bob Vila cost guide lists a national range of $130 to $380. Be careful with prices far below that, because very low sweep prices are often used to get a crew in the door to sell repairs.

Is a chimney sweep worth it?

Yes, if you use your fireplace. A sweep removes the creosote that fuels chimney fires, and the inspection catches cracked crowns, missing caps and leaks while they are still small. NFPA 211 calls for a chimney inspection every year.

How often should I sweep my chimney?

Have it inspected once a year and swept when there is about 1/8 inch of soot or creosote. For most Dallas homes that burn wood on cool nights and holidays, that means every one to two years.

Is chimney sweeping messy?

It should not be. We lay drop cloths from the door to the hearth, seal the fireplace opening and run a HEPA vacuum while we brush, so the soot stays out of your living room.

How much does a Level 2 chimney inspection cost?

We price Level 2 inspections before we start, because the time depends on the chimney. A Bob Vila cost guide lists a national range of $150 to $1,000 for a Level 2 inspection with cleaning. You get the price on the phone or in writing first.

Do you charge extra for a second fireplace?

Yes. The $99 price covers one flue. Each extra flue, such as a second fireplace or a furnace flue, is priced before we start so there are no surprises on the day.

Are there discounts on chimney sweeps?

Veterans, first responders and seniors 65 and older get 10% off. It is one discount per job, and it cannot be combined with the $99 sweep special or the Winter Safety Package.

What is included in the $99 chimney sweep?

The $99 price covers one flue and includes a Level 1 safety inspection, a camera check of the flue, a roof check of the cap, crown and flashing, and a before-and-after photo report. Drop cloths and a HEPA vacuum keep the room clean.
