Fireplace Damper Repair for Dallas Homes

The damper is the metal door that opens and closes the flue. When it works, it lets smoke out during a fire and keeps the house sealed the rest of the year. When it does not work, you get smoke in the room, a fireplace that will not draft, or a drafty living room and high power bills.

In Dallas the second problem is common. Fireplaces sit unused for most of the year, and a damper that does not close well lets cooled air leak out through every 100°F day of summer.

You can do a quick check yourself. With the fireplace cold, open the damper and shine a flashlight up the flue. You should see open space or sky. Then close it and look again. If you can see light around the edges, feel air moving, or the handle will not move all the way, the damper needs attention. Do not force a stuck handle, since that can break the hinge pins or drop the plate onto the smoke shelf.

Throat Dampers

Most older brick fireplaces in Dallas, including the 1940s through 1970s homes in Lakewood, Lake Highlands and Preston Hollow, have a throat damper. It is a cast iron plate that sits just above the firebox. You open and close it with a handle, lever or chain.

Throat dampers fail in a few ways:

  • Rust. Rain coming down an uncapped chimney rusts the plate, hinges and handle.
  • Warping. Years of heat bend the plate so it no longer seals against the frame.
  • Broken parts. Handles snap, pins fall out and the plate drops out of place.
  • Buildup. Creosote and soot glue the plate shut.

Some of these can be fixed. We clean the frame, replace handles and hardware, and reset the plate when we can. If the frame is rusted through or the plate is badly warped, replacing a throat damper often means cutting into the masonry. In that case a top-sealing damper is usually the better fix.

Top-Sealing Dampers

A top-sealing damper sits on top of the flue. It has a metal lid with a rubber or silicone gasket and a spring that opens it. A stainless cable runs down the flue to a handle mounted in the firebox.

Because the flue is sealed at the top, a closed top-sealing damper stops outside air from flowing down the chimney, which can cut down on summer odors.

Chimney Cap Installation

Most rusted dampers start with a missing cap. Rain falls straight down the flue, sits on the damper and rusts it out. A stainless chimney cap keeps rain, leaves and animals out and protects a new damper. If you choose a top-sealing damper, some models work as a cap too. We explain the options when we quote.

Dampers and Gas Logs

Gas logs change the rules. Vented gas logs need the damper fixed open with a damper clamp, so exhaust can always leave the house. Never close the damper on a fireplace with gas logs. If your fireplace has gas logs and no clamp, we install one. If you burn wood, the damper should close fully when the fireplace is not in use. Open it all the way before you light a fire, and leave it open until the ashes are completely cold, which can take a day or more.

  2. Clean. Soot and creosote around the damper are brushed out so we can see the metal. It is easiest to book damper work with a chimney sweep on the same visit.
