What Our Dallas Gutter Cleaning Includes

Gutters do one job. They catch rain from the roof and carry it to the downspouts, which send it away from the house. When they clog, the water goes wherever it can. Here is how we clean them.

  1. Look first. We walk the house and check the gutters and downspouts from the ground and the ladder.
  2. Clear the gutters. We scoop out leaves, twigs, seeds and roof grit by hand, section by section.
  3. Flush the downspouts. We run water through every downspout to clear clogs and make sure water comes out at the bottom.
  4. Bag and haul off. The debris goes in bags and leaves with us.
  5. Report what we saw. If a section sags, a seam leaks or a downspout is loose, we show you photos.

Signs Your Gutters Need Cleaning

Most clogged gutters show it from the ground. Call us if you see any of these:

  • Water spilling over the edge of the gutter when it rains
  • Plants, grass or seedlings growing out of the gutters
  • Gutters sagging or pulling away from the roof edge
  • Little or no water coming out of a downspout during rain
  • Dark streaks or wet spots on the brick below the gutters
  • Water pooling next to the foundation after a storm
  • Birds or wasps nesting in the gutters

Gutter Cleaning Service

Our gutter cleaning service covers homes across Dallas, including Lakewood, Lake Highlands, the M Streets, Preston Hollow and Oak Cliff. We also serve Highland Park, University Park, Richardson, Garland, Mesquite, Plano, Addison, Carrollton, Rockwall, The Colony and Sunnyvale.

Pricing starts at $149 for a one-story home. For two-story homes, very long runs or gutters packed solid, we give you the price on the phone before we start. Ask about our 10% discount for veterans, first responders and seniors 65 and older.

Live Oaks, Pecans and Dallas Leaf Season

Dallas has two leaf seasons, not one, and that catches a lot of homeowners off guard.

  • Spring. Live oaks keep their leaves through winter, then drop them in spring as new leaves push out. They also shed tassels and pollen strings that pack into gutters like wet felt.
  • Fall. Pecans, red oaks, elms and other trees drop their leaves from October into December. Pecans also drop twigs and husks.

Older neighborhoods like Lakewood, Kessler Park and Preston Hollow have big, mature trees over the roof, so gutters there fill faster. Our rule of thumb is a cleaning after the spring drop and another after the fall drop.

Why Overflowing Gutters Hurt Brick, Chimneys and Foundations

When a gutter overflows, the water does not just fall on the lawn. It runs down the face of the house. On a brick home, that means the brick and mortar stay wet after every storm, which leads to white staining, mildew and worn mortar joints. Water that runs behind a chimney can get into the masonry and show up later as a leak inside.

Water that pools near the house is also hard on foundations. Much of the Dallas area sits on clay soil that swells when it is wet and shrinks when it dries. Keeping roof water flowing out of the downspouts and away from the house helps keep that soil more even. The EPA’s guide to moisture in the home lists cleaning and repairing roof gutters as a basic step to keep water out of a house.

Chimney Leak Repair

If you see water stains on the ceiling near the fireplace, overflowing gutters may not be the only cause. Leaks also come from a cracked crown, worn flashing or a missing cap. While we are on the roof, we check those parts too. Learn more about finding and fixing chimney leaks, or about chimney waterproofing for brick chimneys after repairs are done.

Gutter Cleaning With Your Chimney Sweep

We are already on the roof during a chimney sweep and safety inspection, checking the cap, crown and flashing. Adding gutter cleaning to that visit saves you a second appointment and a second ladder setup. Many homeowners also add dryer vent cleaning to the same trip, especially when the dryer vent exits on the roof.

Pressure Washing

Once the gutters are clean, the stains they left behind are easier to see. Black streaks on brick, green growth on walkways and dirt on the patio often trace back to overflowing gutters. Our pressure washing service cleans driveways, walkways, patios and brick with the right pressure for each surface.

Questions

Gutter Cleaning FAQs

How much does gutter cleaning cost in Dallas?

Our gutter cleaning starts at $149 for a one-story home. That includes clearing the gutters, flushing the downspouts and hauling off the debris. Two-story homes, very long gutter runs and heavy clogs are priced on the phone before we start.

How often should gutters be cleaned in Dallas?

Most Dallas homes need it at least twice a year. Once in late spring after the live oaks drop their leaves, and once in late fall after pecans, oaks and other trees are bare. Homes under big trees may need it more often.

When is the best time to clean gutters in Dallas?

Late spring and late fall cover most of the leaf drop. It also helps to have the gutters checked after a hail storm, because hail knocks loose shingle granules and small branches that settle in the gutters and downspouts.

What happens if I do not clean my gutters?

Water spills over the edge instead of going down the downspouts. It can soak the brick, run behind the chimney, stain the walls and pool near the foundation. Standing water in clogged gutters also adds weight that can pull them away from the house.

Can you clean my gutters and sweep my chimney in the same visit?

Yes. We are already on the roof to check the chimney cap, crown and flashing, so cleaning the gutters in the same visit saves you a second appointment.

Do you haul away the debris?

Yes. We bag the leaves, twigs and grit from the gutters and take them with us. We do not leave piles in your flower beds or on the driveway.

What if my gutters are damaged?

We clean and flush the gutters, and if we find a sagging section, a leaking seam or a loose downspout, we take photos and point it out to you. That way you know exactly what needs fixing.

Do gutter guards mean I never need gutter cleaning?

No. Guards keep out large leaves, but small debris like oak tassels, seeds and roof grit still gets through or sits on top. Gutters with guards still need to be checked and cleared.

What Dallas Homeowners Say

★★★★★
We had a great experience with this chimney service from start to finish. They were professional, on time, and explained everything clearly before beginning the work. The technician was knowledgeable, thorough, and left the area clean when the job was finished. It’s hard to find honest and reliable service these days, and they definitely exceeded expectations. Highly recommend for anyone needing chimney inspection, cleaning, or repairs.
