Chimney Sweep and Fireplace Questions

How much does a chimney sweep cost in Dallas?

Our chimney sweep with a Level 1 safety inspection is $99 for one flue (regular price $229). Most Dallas companies charge $199 to $249 for a standard sweep. The price goes up for extra flues, heavy glazed creosote, very tall chimneys or animal nests, and we tell you that price before we start.

How often should a chimney be swept?

NFPA 211, the national fire code for chimneys, says chimneys, fireplaces and vents should be inspected once a year. Sweep it when the inspection finds about 1/8 inch of soot or creosote, or sooner if you burn wood more than a few times a week. Most Dallas homes that use the fireplace on cool nights need a sweep every one to two years.

Do gas fireplaces need a chimney sweep?

Yes. Gas does not leave thick creosote, but the flue can still get blocked by nests, leaves or fallen tile, and gas logs and burners collect soot. A blocked gas flue can push carbon monoxide into the house, so we check the flue, burner, pilot and venting on every gas fireplace visit.

What does a chimney sweep include?

We cover the floor and hearth, set up a HEPA vacuum, and brush the flue, smoke chamber, smoke shelf, damper and firebox. Then we check the flue with a camera, look at the cap, crown and flashing from the roof, and give you photos of what we found.

What is the 3-2-10 rule for chimneys?

A chimney must stand at least 3 feet above the point where it leaves the roof, and at least 2 feet higher than any part of the roof within 10 feet of it. A chimney that is too short drafts poorly and can blow smoke back into the house.

How long does a chimney sweep take?

Most sweeps with an inspection take 60 to 90 minutes. Very dirty flues, homes with more than one fireplace, or a Level 2 video inspection can take longer. We clean up before we leave.

Can you remove birds or animals from my chimney?

Yes. We remove raccoons, squirrels, birds and bats humanely, clean out the nest and install a cap so they cannot come back. Chimney swifts are protected by federal law, so if they are nesting (usually May to September in Dallas) we wait until they leave, then sweep and cap the chimney.

Why does my fireplace smell bad in the summer?

Dallas heat and humidity pull odors out of creosote, and warm air outside can push air down the chimney into the room. A sweep removes the creosote, and a top-sealing damper or a working cap stops most of the down draft.

Do you fix chimney leaks?

Yes. Most Dallas chimney leaks come from a cracked crown, failed flashing, a missing cap or worn mortar. Spring storms and hail make all four worse. We find where the water gets in, fix that spot and can waterproof the brick after.

Are you insured and certified?

Yes. Chimney Sweep Keepers Dallas is veteran-owned and family-run, CSIA certified, licensed, bonded and insured with $1 million per occurrence general liability coverage.

What areas do you serve?

We are based at Village Bend Dr in Dallas 75206, near White Rock Lake and Lower Greenville. We serve all of Dallas plus Highland Park, University Park, Richardson, Garland, Mesquite, Plano, Addison, Carrollton, Rockwall, The Colony and Sunnyvale.

Prices, Services and Scheduling

Do you offer a Level 2 chimney inspection for home sales?

Yes. NFPA 211 calls for a Level 2 inspection when a home is sold or transferred, after a chimney fire or storm, or when you change the fuel or the appliance. It includes a video scan of the whole flue. We give you the price before we start.

How much does dryer vent cleaning cost?

Dryer vent cleaning is $89 for vent runs up to 15 feet. Longer runs and roof vents are priced before we start. It is also part of the Winter Safety Package.

What is the Winter Safety Package?

The Winter Safety Package is $149 (regular $318) and includes basic chimney sweep (one flue), basic level 1 safety inspection, basic dryer vent cleaning (runs up to 15 ft), smoke and carbon monoxide alarm test. It runs through February 28, 2027.

Do you clean gutters?

Yes. Gutter cleaning starts at $149 for a one-story home. We clear the gutters, flush the downspouts and haul the debris away, and we can do it in the same visit as your chimney sweep.

Do you give discounts?

Yes: 10% off for veterans and first responders, and 10% off for seniors 65 and up. One discount per job, and discounts do not combine with the $99 sweep special or the Winter Safety Package.

Do you work on weekends?

Yes. We are open 7 days a week from 7 AM to 11 PM, including Saturdays and Sundays.

Do you install gas lines for fireplaces?

No. Gas line work in Texas is done by a licensed plumber. We install and repair gas logs, burners and gas fireplaces, and we coordinate with a plumber when a new line is needed.

Do you offer air duct cleaning?

No. We focus on chimneys, fireplaces, stoves, dryer vents, gutters and pressure washing.
